The CooperatorEvents Expo Returns to the Meadowlands

Whether you’re a manager or a board member, running a co-op, condo, or HOA has never been an easy job. There’s always a capital project to fund, a contractor to hire, a dispute to resolve, a leak to repair … the list can feel endless.

That’s why CooperatorEvents is thrilled to be at the Meadowlands Exposition Center in Secaucus from 10:00 a.m. to 4:00 p.m. on Wednesday, June 5 for this year’s New Jersey Expo, and we think you will be, too! If you’ve joined us for previous shows, you know there’s just no other event that puts you right in front of the vendors and service providers your building or HOA needs every day, all in one place—and for FREE!

And if this will be your first Expo, welcome! You can look forward to networking with peers and colleagues, shopping for services, learning about the latest multifamily innovations, and attending free seminars led by industry pros. Whatever brings you to the show, time at the Expo is always time well spent.

Boot Camp for Boards

The Expo always features a roster of free seminars and panel discussions covering issues of interest and import to boards, managers, and residents alike—and the 2024 show is no exception. Throughout the day, Expo attendees will have the opportunity to hear the latest on everything from late-breaking legislation and legal issues to orienting newly-elected board members, directly from professionals working in the field. This year’s seminar schedule includes:

Ansell Grimm & Aaron PC

10:30 a.m.–11:30 a.m. - Room 1

Unpaid Assessments & Elections—Practical Strategies to Help Your Board Handle These Never-Ending Challenges

The boards of buildings and associations face an ever-changing landscape of laws, rules, government actions, and policies, while at the same time handling the everyday challenges of running a multifamily community, including the perennial issues of unpaid assessments and running elections. This expert panel will give your board the best, most practical and efficient ways to deal with those two big issues, given all of those changes.

11:30 a.m.–12:30 p.m. - Room 2

Avoiding Litigation—Mediation, Arbitration, & the Art of Conflict Resolution

New Jersey law requires that alternative dispute resolution (ADR) be attempted before a lawsuit can proceed. This rule has the potential to save everyone involved a lot of time and money, but knowing what type of ADR is the best fit for a given situation, and which professional mediator or arbitrator to work with, can be confusing. This panel of experts will explain the different types of ADR, the legal ramifications of each, and the role of the mediator. You'll also learn how agreements are enforced, the costs involved, and next steps in the event that disagreeing parties are unable to come to a resolution.

12:30 p.m.–1:30 p.m. - Room 1

Hot Legal & Insurance Topics of 2024: What Managers & Board Members Need to Know to Protect Their Communities

After a few years of many unforeseen global challenges, multifamily boards and managers have a lot to think about when it comes to the governance of their communities. The landscape of everyday operations, long-term planning, and communities’ relationship to liability and insurance claims has changed—extreme climate conditions have ushered in a new era of intense weather events and flooding; aging infrastructure and the risk it poses to property and personal safety have also become a serious concern. This panel will address all of these issues, including the fiduciary duty of boards to maintain the structural safety of their communities under the Condo and Multi-Dwelling Acts, conducting state-mandated inspections and repairs, liability considerations, significant changes in the insurance market for 2024, and how to make your community more resilient in the face of flooding, storms, and other natural disasters.

Associa Community Management Corporation of NJ

1:30 p.m.–2:30 p.m. - Room 1

I Just Got Elected to My Board—Now What?

This panel of seasoned management experts will walk recently elected board members through what they need to know to carry out their new role more smoothly and efficiently. The discussion will include practical tips and techniques for working effectively with fellow board members, property management, vendors and service providers, and committees for the betterment of the entire community. Experienced board members are welcome to attend this informative conversation as well!

The Structural Integrity Bill—Understanding the New Law & How It Applies to Your Building

In response to the 2021 Champlain Towers South Condominium collapse in Florida, Governor Phil Murphy took a crucial step toward ensuring building safety this past January by signing S2760/A4384, commonly referred to as the Structural Integrity Bill, into law. The legislation aims to prevent similar tragedies in New Jersey by requiring qualifying buildings to undergo inspection within the next two years. This panel of legal and engineering experts will delve into the key components of the groundbreaking law, which include both structural integrity and reserve planning, and will give boards and managers a roadmap to compliance.
