In Morris County, Jeff erson Township is a   sprawling, largely protected wilderness town-  ship some 50 miles from midtown Manhattan.   Mayor  Eric  Wilsusen  predicts  the  township’s   low crime rates and the appeal of living near   lakes and forests will continue to draw home   buyers to its two large, developed sections: the   Lake Hopatcong neighborhood to the west and   Oak Ridge/Milton to the east. Sales were up 43%   this year over last.   Bergen County’s Oakland contains starter   homes, such as ranches and Cape Cods, that   can be found for under $400,000—making the   borough an aff ordable alternative to its pric-  ey northern-Bergen County neighbors. Th  at   helped fuel a big jump in sales volume, up 40%   this year over 2020, says the outlet.  Robbinsville, in Mercer County, is consid-  ered a suburb of Trenton and is home to mixed-  use Washington Town Center, along with new   development designed under the New Urbanism   model that promotes walkable neighborhoods   and diverse types of housing. Parks, shopping,   and  restaurants  are in strolling  distance from   about 1,000 detached homes and townhouses on   smaller lots, as well as condominiums and apart-  ments above retail spaces in the development.   Th  e median listing this summer for townhouses   and condos in Robbinsville was $300,000; for   single-family homes, the median was $620,000,   the outlet states.  Sayreville/South Amboy, in Middlesex   County, is fi nally getting a makeover from its   gritty, industrial wasteland image courtesy of a   nearly $3 billion investment in mixed-use devel-  opment in the two towns. Four thousand hous-  ing units are proposed, along with direct ferry   service to Manhattan and waterfront businesses.    Somerville, Somerset County, created a spe-  cial improvement district to retain the vitality   of its downtown, including a rezoning to allow   residential development, according to   New Jersey   Monthly.   Several mixed-use developments near   the train station were recently completed or are   underway, as are luxury townhouses on the east   end that are listing for $500,000 and up.   Union Township, part of Union County, is a   diverse community with a downtown shopping   district that has plans for major redevelopment,   including housing. With easy access to New York   City and aff ordable price points, the township is   poised to appeal to younger households, says the   outlet.   In Atlantic County, Ventnor City is a beach   town with a growing population of permanent   residents. Diverse housing stock, including a   healthy dose of new construction, is currently   aff ordable—but prices are on the upswing.
